Latest plan for Eden: all independent senior living units

The Eden Condominiums in Boca Raton – the luxury condos project that was about to morph into a combination independent and assisted living facility for seniors – is about to change again.
The developer of the project that’s been under construction since 2002 recently submitted a new plan – for 248 independent living units, said attorney Charles Siemon, one of the lawyers for the project.
He told the Boca Raton News the 248 multi-family units are age restricted there will be no assisted-living units. Also, he said, the units will likely be rentals.
A preliminary plan submitted in December called for 86 assisted-living units and 193 independent-living units for the Eden, located on Palmetto Park Road across from City Hall.
Eden’s latest move came to light at a recent City Council workshop session when Councilwoman Susan Haynie asked for an update on the project.
Haynie said that if the project is only for age-restricted units, it may not require City Council approval. The Eden is being built on the site of the former Boca East apartments, which were also rentals.
But Siemon said there may be other factors in the application that require a council vote; possibly a technical deviation for parking.
Both said these matters are being worked out.
The Eden has been a troubled project. Three times, the city has granted permit extensions. But the last time it was done, in September 2007, the City Council said it would be the last.
About that same time, developers of Eden said they planned to partner with Parc Communities to bring in the independent and assisted living aspect.
One of the four proposed buildings has been completed and it is occupied by people who bought it for condos. Siemon said residents who already live there can maintain ownership or sell the units for rental purposes.
He said units that offer independent living for seniors are popular these days.
